Buying a Home in Oak Ridge NC: A 2026 Buyer's Guide

October 20, 2026

Buying a home in Oak Ridge NC means trading a city address for larger lots, a small-town center and quick access to Greensboro, Winston-Salem and Piedmont Triad International Airport. As of September 2026, Oak Ridge's median sale price was about $731,000, homes took a median of 45 days to sell, and most sold for close to asking. Taxes inside town limits run about $1.00 per $100 of assessed value, well below what you'd pay inside Greensboro city limits.

Hey there, I'm Melody B Davis, a Realtor with Carolina Home Partners | eXp Realty, and I help buyers across Greensboro, Summerfield, Oak Ridge and the rest of Northwest Guilford County. Oak Ridge comes up in almost every conversation I have with buyers who want more room without giving up an easy drive into Greensboro. Here's what I walk them through before they start touring.

Where Is Oak Ridge, NC, and How Far Is It From Greensboro?

Oak Ridge is a town in northwestern Guilford County, incorporated in 1998, with a 2020 Census population of 7,474. Downtown Greensboro is about 15 miles to the southeast.

Two roads shape daily life here:

  • NC 68 runs north to US 158 in Stokesdale and south toward I-73 and I-40 on Greensboro's west side, passing near PTI Airport, roughly 5 miles south of the town center.
  • NC 150 (Oak Ridge Road) runs east to Summerfield and west toward Kernersville and Winston-Salem.

That location is a big part of the appeal. If you work at PTI-area employers or split your week between Greensboro and Winston-Salem, Oak Ridge sits in the middle. Drive times vary a lot with traffic and the exact address, so I always suggest test-driving your commute at rush hour before you write an offer.

What Do Homes in Oak Ridge NC Cost Right Now?

According to Redfin's data for the three months ending September 2026, the Oak Ridge median sale price was $731,310, up 6.4% from a year earlier. The median home sat on the market for 45 days, about 8 days longer than last year, and homes sold for about 98.7% of list price.

What does that mean for you as a buyer? A little more breathing room than the frenzy of a few years ago. You may have time to schedule a second showing, and there's often modest room to negotiate, especially on homes that have been listed for a month or more.

Recent sales show a wide spread. Most Oak Ridge homes have been selling between roughly $575,000 and $850,000, typically three or four bedrooms and often 3,000 square feet or more, while larger custom homes have sold above $1 million. Properties under $400,000 do come up, but they're uncommon and tend to be smaller or older homes.

What Kinds of Homes and Lots Will I Find in Oak Ridge?

Oak Ridge is mostly single-family homes, and lot size is the headline. Much of the town is zoned for low-density residential and agricultural use. For example, recent rezonings approved by the Town Council moved land along NC 68 North and Williard Road to RS-40, a single-family district, for new homes.

Here's what you'll typically see:

  • Established subdivisions with traditional two-story and ranch homes, many on wooded lots.
  • Newer construction on larger parcels, including semi-custom and custom builds.
  • Acreage and farm properties on the outer edges of town and toward Stokesdale.
  • Older homes near the historic center around the Oak Ridge Military Academy campus.

If you're comparing new construction here, read the builder's contract closely and still order your own independent inspection. Upgrades and lot premiums can add up fast, so I like to price them out before you fall in love with a model home.

How Much Are Property Taxes in Oak Ridge NC?

This is one of the most common questions I get. Guilford County's 2026–2027 rates, per $100 of assessed value, are:

  • Inside Oak Ridge town limits: about $1.0036 total (county $0.7895 + town $0.08 + Oak Ridge Fire District $0.1341)
  • Oak Ridge Fire District, outside town limits: about $0.9236 total
  • Inside Greensboro city limits, for comparison: county $0.7895 + city $0.7985 = about $1.588 before any fire or special district charges

On a home assessed at $700,000, that works out to roughly $7,025 a year inside Oak Ridge town limits, compared with about $11,116 at Greensboro's combined rate. Keep in mind your assessed value may differ from your purchase price, and a mailing address that says "Oak Ridge" doesn't always mean the home is inside town limits. I always confirm the tax rate code on the county record for every home we look at.

This is general information, not tax advice. Please consult a tax professional about your situation.

Will My Oak Ridge Home Have City Water or a Well?

It depends on the street. Oak Ridge has a small municipal water system that the town has been expanding. In October 2025, the Town Council approved $109,900 for design work on the Town Court Loop water main near Oak Ridge Commons, and a new water tower was scheduled for installation. Many homes outside those service areas use private wells and septic systems.

Before you buy, we'll check the listing and the seller's disclosures for:

  • Whether the home is on a well or a water connection
  • Septic permit records and the size of the system compared with the number of bedrooms
  • A well water test and a septic inspection during your due diligence period

I covered this in more detail in my guide to buying with well and septic in Summerfield, and nearly all of it applies to Oak Ridge too. [INTERNAL LINK: Buying a home with well and septic in Summerfield NC]

What Is There to Do in Oak Ridge?

The heart of town is Oak Ridge Town Park and the neighboring Farmhouse Community Center off Linville Road. The Town Council has approved lighting for the walkways between the park's parking lot and the Farmhouse.

History runs deep here, too. Oak Ridge Military Academy opened in 1853 as Oak Ridge Institute, and its 101-acre campus is a National Historic District. Nearby, segments of the Mountains-to-Sea Trail pass through the Oak Ridge area, including along parts of the Haw River.

For everyday shopping and dining, you'll find a handful of local spots near the NC 68 and NC 150 intersection, with bigger grocery and retail options a short drive away in northwest Greensboro and Kernersville.

How Do I Check School Assignment for an Oak Ridge Home?

Oak Ridge homes are served by Guilford County Schools. Assignments are based on the exact address and can change, and GCS has listed boundary changes for the 2026–27 school year. Check school assignment by address with the Guilford County Schools School Assignment Locator before you make an offer.

How Does the Due Diligence Period Work When Buying in Oak Ridge?

North Carolina's standard purchase contract includes a due diligence period and a negotiated due diligence fee. The fee goes to the seller at contract and is credited to you at closing. If you walk away during the due diligence period, you generally lose that fee, but not your earnest money.

That window is when we line up the home inspection, well and septic checks, a survey if the lot lines matter, and your appraisal. On acreage properties, I recommend building a little extra time into due diligence.

For legal questions about your contract, please consult a real estate attorney.

Frequently asked questions

Is Oak Ridge NC part of Greensboro? No. Oak Ridge is its own incorporated town in northwestern Guilford County, about 15 miles northwest of downtown Greensboro. It has its own town council and a much lower municipal tax rate than Greensboro. Some homes with an Oak Ridge mailing address sit outside town limits, so it's worth checking the county record.

What is the median home price in Oak Ridge NC? Redfin reported a median sale price of $731,310 for Oak Ridge for the three months ending September 2026, up 6.4% from a year earlier. Most recent sales fell between about $575,000 and $850,000, with larger custom homes selling above $1 million.

What is the property tax rate in Oak Ridge NC? For 2026–2027, the combined rate inside Oak Ridge town limits is about $1.0036 per $100 of assessed value. That includes Guilford County's $0.7895, the town's $0.08 and the Oak Ridge Fire District's $0.1341. Homes outside town limits in the fire district pay about $0.9236.

Do Oak Ridge homes have well and septic? Many do. Oak Ridge has a small town water system that it has been expanding, but many homes outside its service areas rely on private wells and septic. Always confirm on the listing and test both during your due diligence period.

How far is Oak Ridge from PTI Airport and Greensboro? The town center is roughly 5 miles north of Piedmont Triad International Airport and about 15 miles from downtown Greensboro. NC 68 is the main route south toward the airport, I-73 and I-40.

Oak Ridge vs. Summerfield: which should I choose? Both are lower-density towns in Northwest Guilford County with larger lots, and they sit side by side along NC 150. Oak Ridge's town tax rate ($0.08) is slightly higher than Summerfield's ($0.05), and Oak Ridge is closer to PTI and Winston-Salem. Touring both on the same day is the best way to compare.
